The northern suburb up around Tenterden Drive and the university edge. Mostly 1970s and 80s stock with original fuseboards well past their working life.
Hales Place is the CT2 suburb where almost every EICR I run finds at least a C2 fusebox and often a C1. The build-out ran from the mid-1960s to the mid-1980s, meaning most properties are on their original Wylex Standard or MEM Memera board, no RCD protection on socket circuits, and - critically - no bond to gas or water on some of the earlier phases.
Consumer unit upgrade to metal-enclosed all-RCBO board with SPD is the near-universal answer here. Where the main earthing is undersized (still 6mm² on some 1970s installs against 16mm² requirement today) the upgrade is quoted with the earthing rebond as one job.
Hales Place is heavily insulated in the loft (thick fibreglass or modern PIR) so any downlight retrofit needs IC-F fittings to avoid thermal cutout. Ordinary halogen replacements sitting under 400mm of insulation fail fast - IC-F changes that.
