St Dunstan's is the densest landlord-EICR workload in the CT2 area. The university-adjacent streets on the north side of London Road are heavily let as student HMOs, and the private-rented mandate under the 2020 Regulations requires a five-year EICR on every AST. HMO EICR pricing sits higher than a standard 2-bed EICR because the number of circuits and accessories multiplies with the room count.
The stock is Victorian: standard 100A supply, typically upgraded to a modern consumer unit sometime in the 2000s but many properties still on the pre-A2 17th-Edition split-load boards. Those pass EICR now as C3 (improvement recommended) but the direction of travel is toward all-RCBO or AFDD retrofit on renewal.
St Dunstan's includes the St Dunstan's Conservation Area, which covers the historic core around the church. Properties inside the CA polygon carry the Article 4 direction on front-facing works - worth checking before quoting any elevation-mounted charger or external cable route.
