The retail-and-residential corridor south-west of the city walls, running from Castle Street out to the Wincheap roundabout and the industrial estate. Mixed Victorian terraces, mid-C20th semis and the newer riverside builds at Wincheap Green.
Wincheap is one of the two densest EICR patches in the city (St Dunstan's is the other). The Victorian terrace stock is heavily let, both to students on the university-adjacent streets and to working tenants further out. Consumer unit upgrades to bring pre-Amendment-2 boards up to current standard are a steady beat, and the private-rented mandate keeps the EICR schedule dense.
Standard 100A single-phase supply is the norm on the Victorian stock, though some of the smaller cottages on the side streets still have 60A main fuses. Cable routes are typically straightforward - the joist runs are generous on Victorian construction and modern first-fix cabling drops cleanly. EV charger installs on Wincheap are usually only viable on the side streets with off-street parking.
Wincheap is not inside a conservation area. Listed buildings on Wincheap Green are a minority. Standard Building Regulations Part P notification applies, self-certified through my Competent Person Scheme registration.
